DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS GRANDE HARBOR SUBDIVSION PHASE IV THIS DECLARATION, made on this 11th day of July, 2006 by GRANDE HARBOR, LLC (the "Declarant"). W I T N E S S E T H: WHEREAS, the Declarant is the owner of real property, situate in the 18th Civil District of Sullivan County, Tennessee, that it acquired by a Deed dated March 31, 2004 and of record in Deed Book 2091C, page 748, in the Office of the Register of Deeds for Sullivan County, Tennessee, at Blountville, upon which the Declarant is developing a multi-phased subdivision known as Grande Harbor; and WHEREAS, the Declarant commenced with Phase I of the development of Grande Harbor and recorded a plan of development for Phase I, consisting of seventy-five (75) single-family residential lots and amenities such as a clubhouse and swimming pool, as shown by a plat entitled “Grande Harbor – Phase I” dated October 18, 2004 and of record in Plat Book 51, page 746, in the Office of the Register of Deeds
