After a public hearing Nov. 4, the city approved a recommen- dation to rezone the property at 171 Brickyard Rd. from residen- tial single family (R.1) to residential multi-family intensity (R.3) and amended the official community plan (OCP) designation from residential low density to residential medium density. The proposed project aims to construct 11 strata units on the 0.19 hectare (0.47 acre) property. However, the OCP’s density bonusing provisions for seniors’ housing enables 15 per cent of the total allowable dwelling units to be permitted without being included in the density calcula- tion, which could increase the maximum number of dwelling units on the site to 13.
